Yes. All prices on this page are plus VAT at the standard UK rate. The total you pay is the quoted price plus VAT — there are no additional charges, call-out fees, or hidden costs added to your invoice.

Does the quoted price include VAT, or is VAT added on top?

VAT is added on top of the quoted price. When Apex quotes you a price — for example, rat control from £160 — that figure is the treatment cost before VAT. Your invoice will show the treatment price plus VAT at the current standard rate.

Do you provide a VAT invoice?

Yes. Apex Pest Control is VAT registered (VAT Reg No: GB375539265) and provides a full VAT invoice for every treatment. This is particularly useful for commercial clients who need to reclaim VAT on pest control services as a business expense.

No. Apex Pest Control does not charge a call-out fee on any domestic or commercial service. You only ever pay the treatment price confirmed before work begins. This applies to all areas — Sheffield, Leeds, Rotherham, and Barnsley.

Is there a charge if a technician visits but no pest is found?

If you are unsure what pest you have, Apex offers a pest identification visit for £60 + VAT. This fee is deducted from your treatment cost if you go ahead with treatment at the same visit. There is no charge for a general enquiry call — the £60 identification fee only applies if a technician attends your property specifically to identify an unknown pest.

Do you charge for the initial commercial site survey?

No. Commercial site surveys are completely free and carry no obligation to proceed. Apex visits your premises, assesses the pest risk, and provides a written quote — all at no charge. You only pay if you agree the contract and treatment begins.

Domestic prices are based on a standard three-bedroomed property. Most services include all visits listed in the description, the relevant treatment products and equipment, and written proofing advice after treatment. For example, rat control from £160 + VAT includes two visits, tamper-proof bait stations, proofing advice, and a 12-month guarantee.

Are treatment products and materials included in the price?

Yes. All treatment products — bait, insecticide, gel, ULV solution — are included in the stated price. There are no separate material charges added to your invoice. The only potential addition is if your property has more rooms than the standard three-bedroom basis for insect treatments, in which case £35 + VAT per extra room applies.

What happens if the treatment does not resolve the problem?

Most Apex treatments include multiple visits as standard — this is built into the price precisely because pest control rarely resolves in a single visit. If an infestation is more severe than typical and additional visits are needed beyond the standard package, the cost of any extra visit is agreed with you before it is booked. You are never charged for additional work without prior confirmation.

For insect treatments only, Apex charges £35 + VAT per additional room beyond the standard three-bedroomed rate. Rodent treatments (rats, mice, moles, squirrels) cover the full property at the stated price, regardless of how many rooms the property has.

How do you count rooms for insect treatment pricing?

For insect treatments, rooms are counted as habitable rooms in the property — bedrooms, living rooms, dining rooms, and home offices. Bathrooms, hallways, and storage cupboards are not typically counted as additional rooms. If you are unsure, call your nearest Apex office before booking and a technician can advise based on your property layout.

Do rodent treatment prices change for larger houses?

No. Rodent treatments — including rat control (£160), mouse control (£160), squirrel trapping (£80 per visit), and mole control (£200) — are priced at a flat rate regardless of property size. The additional room charge of £35 + VAT applies only to insect treatments such as fleas, bed bugs, cockroaches, moths, and carpet beetles.

Yes. Apex Pest Control charges the same prices across all areas it covers. There is no travel surcharge, no location premium, and no difference between Sheffield, Leeds, Rotherham, and Barnsley pricing.

Is there a travel charge for properties outside the main towns?

No. Apex covers all S postcodes (Sheffield, Rotherham, Barnsley) and all LS postcodes (Leeds) with no travel surcharge. Whether your property is in Sheffield city centre or a rural village within those postcode areas, the treatment price is the same.

Are weekend prices the same as weekday prices?

Yes. Apex operates Monday to Friday 8am–7pm and Saturday to Sunday 8am–1pm, and the same treatment prices apply across all operating hours. There is no out-of-hours premium or weekend surcharge on any domestic service.

Your technician will explain the reason for any additional visit recommendation after the initial assessment.
